K&M Management Solutions is dedicated to providing quality day to day care of the facility, assist the board in ensuring compliance with governing documents, and assist in fostering a sense of community. The services offered by K&M are designed to help the association plan for the future and to protect the investment of each homeowner.
Property Management Services
Management Services
- Coordinate grounds and maintenance work with vendors, board of directors, committees and K&M employees.
- Routine visits to the complex.
- Assist in drafting bid specifications, bid comparisons and coordination with contractors.
- Maintain a directory of owners and dock diagrams.
- Organize and attend all board of directors and association meetings, record minutes and distribute same.
- Issue periodic updates to board members and owners.
- Prepare correspondence with owners.
- Draft an annual budget and notes.
- Facilitate boat slip lease transfers.
- Assist with the enforcement of complex rules and regulations.
- Obtain bids for services such as insurance, sanitation, pool furniture purchases, etc.
- Coordinate insurance work, when necessary.
- Comply with federal, state and local agencies with respect to buildings, docks, shoreline, sewer and water.
- Submit applications for buoys to the Missouri State Highway Patrol.
- Coordinate pest control services.
- Serve as the association’s registered agent and submit the annual filing with the Secretary of State’s office.
- Assist owners with personal requests.
- Provide an owner’s portal and online document storage.
Accounting Services
- Establish and maintain bank account(s) in the name of the association with signers as directed by the board of directors.
- Prepare quarterly assessment statements.
- Apply interest and late charges on delinquent accounts in accordance with the association’s declaration and bylaws.
- Mail late notices and demand letters; coordinate with an attorney for filing liens and other collection efforts.
- Deposit assessment and other receipts on a daily basis.
- Pay association invoices with approval of the board of directors.
- Reconcile bank statements and provide to the board of directors on a monthly basis.
- Coordinate tax return preparation with the association’s accounting firm.
- Complete condominium questionnaires and resale certificates on behalf of the association.
- Allow for online payments by owners.
Maintenance & Grounds Services
- Coordinate general cleaning of swimming pool, boat docks and other common areas with K&M employees or the association’s vendors.
- Opening and closing of swimming pool (K&M staff or use of outside pool company).
- Care and maintenance of common area walkways, stairways and sidewalks.
- Lighting repairs on docks, buildings and other common areas.
- General maintenance of building exteriors – siding, gutters, support posts, etc. utilizing K&M staff or an outside contractor.
- Respond to emergencies and coordinate with a restoration company.
- Coordinate for snow removal with an outside vendor.
- Provide services directly to owners at their expense.
